It may sound dumb, but make sure the previous owner/tenant has moved out already.
My good lady and I got to the house and the guy was still there waiting for the moving van. We ended up helping him load his stuff in the truck because (no offence to the guy) we wanted him gone haha. Although we agreed to buy his 2 sofas and big screen TV for cheap so not too bad.
