And does that happen a lot in real American life? Somebody wants to build a golf course over your house ...tough shit.
Still, a cracker movie. Can't think of a better group of kids on an adventure movie. (Although would like to hear any that come close)

Hard to say. Normally I would think the rich folks are paying off the local government to take it eminent domain. But them getting the jewels later would not have saved them. then
Best I can figure is that they had some funky mortgages that the rich guy bought up and exercised a bulk payment clause.
Or maybe the land was held in some sort of trust or lease that he bought up and they either had to buy it outright or he could evict them.

I imagine the idea is that they were being leaned on financially to basically force them to cave and sell, like especially if getting profitable work in the area was difficult. The jewels would mean they could just weather it and maybe rebuild the community.

The jewels would mean they could just weather it and maybe rebuild the community. I looked at TV Tropes to see if there was anything in the headscratchers that might address it. All that is mentioned is being foreclosed on. So it would have to be something where they are all just broke and behind on payments or the bank exercising some clause allowing them to foreclose. It also mentions in the novelization the country club goes bankrupt without the golf course and the families have enough left over to turn it into a community center, expand the museum with the ship, and fix up the town. And Sloth is adopted by Chunks family.

Remembering more about the film the kids mention how its up to Mikeys dad to figure out some way to save their homes. And he was the only one who was going to sign papers at the end.
I would think that his family owned the land for many years before it became valuable. The other kids houses were rent houses or the land for their houses was leased but Mikeys dad still owned it. Once it became valuable real estate the taxes went up and with his museum job he was unable to afford them so he got a mortgage. The other kids families were also poor, they got behind on rent, he got behind on payments, bank was foreclosing.

Ah good work good sir.
Regarding other films with a group of kids, there's Monster Squad which is nowhere near as good but has the line 'wolfman has nards".
The Explorers is a film that could have been as good as the Goonies if it didn't completely fall apart at the end.
And more recently there's Super 8.

Local property laws would only accept precious jewels as payment.

Ah good work good sir. Regarding other films with a group of kids, there's Monster Squad which is nowhere near as good but has the line 'wolfman has nards". The biggest difference between the two is that the relationship between the boys is so natural in the Goonies and they come off as real kids, while the Monster Squad is clearly young boys written by adults that have forgotten what it is like to be a kid.
